Register for a Rental Property m Landlord services

 

We hope the following information will assist you in getting comfortable in your new home and help facilitate a smooth and mutually beneficial relationship between all parties concerned.

 

Residential Tenancy Lease:
Your Tenancy agreement is a legal contract between a tenant & a landlord. It outlines your rights & obligations in relation to your Tenancy. Once your initial lease term expires, your Tenancy will automatically exist on a periodic basis unless otherwise advised. If you wish to renew the lease, for a further fixed term, please contact your agent.

Condition Report:
This document is as important as a Lease Agreement. It outlines the condition of the property at the commencement of your Tenancy. The condition report is then used as a reference at the end of your Tenancy and is the basis on which your deposit is refunded. Please ensure you check the Condition Report thoroughly upon moving in, and return the signed copy to our office.

Gas, Electricity & Telephone Connection
You will need to make your own arrangements to have these services connected.

Keys:
At the commencement of your Tenancy, you will be given one set of keys to the premises. Extra sets of keys that you may require are to be cut at the tenants expense.

Rent
Rent payments are to be made in advance as set out under the Tenancy agreement. Calendar monthly rent is calculated as follows: Weekly rent £ X52 (weeks in year) ÷ 12 (months in year) = Calendar Monthly Rental. A deposit is usually required (normally one months rental or as specified in the Lease).

Periodic Inspections
During the course of your Tenancy, the premises will be inspected periodically by your property manager or Landlord as set out in the Lease. You will be contacted  in advance (usually 48 hours notice is given, providing it is not an emergency) to make arrangements for a mutually convenient time.

Vacating
If you intend to vacate at the end of you Residential Tenancy Agreement you are required to give twenty-eight (28) days WRITTEN notice to the expiry of the fixed term of your agreement.
